Form: A single two to two and a half story building with five to 12 units. Units may be stacked or side-by-side.5
Local presence: Multiplex medium multifamily buildings can be found throughout Chester County, predominately in Boroughs.







Zoning considerations: Multiplex medium developments do not have rear yards and will require lower setback minimums for development. Additionally, multiplexes may require a minimum allowance of 12 dwelling units per acre.
Zoning ordinance examples
- East Caln Township: Includes multiplexes along with other low to medium density missing middle typologies (duplex, quadplex, multiplex, townhouse) in their definition of Single-family attached dwellings. Multiplexes are allowed by conditional use in R-3, R-4, OC-2, and OC-5.
- Phoenixville Borough: Includes multiplexes under the definition of Multifamily Dwellings and allows them by-right in RI (Residential Infill), TC (Town Center), NC (Neighborhood Center), CD (Corridor Development), and MG (Mixed Use Growth) zones.
