Here at the Chester County Planning Commission, we report on a variety of topics each year as part of the ongoing implementation of the county's comprehensive plan, Landscapes3.

Libby Horwitz, CCPC's Senior Housing & Economic Planner, recently presented the results of the 2023 Housing Report, which highlights data on the latest housing prices, affordability, and new units constructed across Chester County.

The report shows that Chester County reached its highest median home sale prices in 33 years (even after adjusting for inflation), from $466,480 in 2022, to $492,000 in 2023. New home sales, which dropped by 32%, also increased in median price to $596,938. Overall, there were a total of 1,637 new housing units constructed throughout the county in 2023, a 35% decrease from the previous year.

Municipalities with the highest median sales prices in 2023 included Easttown Township, Newlin Township, and Charlestown Township; while the City of Coatesville, West Grove Township, and South Coatesville had the lowest median home prices.

In terms of number of sales, Upper Uwchlan Township led the county with 156 residential sales in 2023, followed by Valley Township with 114, and then the City of Coatesville with 113.

Some major residential projects that were completed in 2023 included River Station in Downingtown with 203 units; Lafayette Square in Sadsbury with 81 units; and The Fritz Apartments in Berwyn with 67 units.
